Checking condition of regulator

Checking condition of regulator
I picked up a regulator and on inspection noticed the first relay of the three has points that are black & grey. How do I determine if they need to be replaced? Thanks.

If they are not pitted or have not accumalated heavy deposits then clean them and operational check the unit.
